I get this question constantly from clients relocating from Texas, California, and the East Coast: “Where exactly should we live in Denver?”

 

Cherry Creek North is almost always the first neighborhood I mention. And after living here myself, I can tell you — the reputation is earned.

 

What Makes Cherry Creek North Different

 

Cherry Creek North is a roughly 16-block stretch anchored by Second and Third Avenues between University and Steele. It sits just southeast of downtown Denver, close enough to feel connected to the city’s energy but removed enough to feel like its own world.

 

What sets it apart is the rare combination of walkability, luxury, and neighborhood character that most Denver areas can’t offer. You can walk to dinner at Elway’s, browse high-end boutiques, hit a Pilates class, and be back home in under 20 minutes — all without getting in a car.

 

The Real Estate Landscape

 

Cherry Creek North’s housing stock is genuinely diverse, which surprises a lot of buyers. You’ll find:

 

Luxury high-rises and condos along First and Second Avenues, many with concierge, rooftop terraces, and secured parking

 

Townhomes ranging from older Victorian-era conversions to brand-new construction exceeding $2 million

 

Single-family homes on tree-lined streets, with prices generally ranging from $1.5M to well above $5M for the most architecturally significant properties

 

The neighborhood skews toward a more urban, lock-and-leave lifestyle. It attracts empty nesters, executives, physicians, and professionals who want proximity to the best of Denver without sacrificing space or quality.

 

What Buyers Need to Know

 

Inventory is limited and competition is real. Cherry Creek North has a small geographic footprint, which means desirable properties — especially single-family homes on the best streets — move quickly and often attract multiple offers. Coming in with a strong, clean offer backed by an agent who knows the neighborhood is essential.

 

Parking and HOAs vary widely. Some condos and townhomes include secured parking; others don’t. HOA fees can range from minimal to substantial depending on the building and its amenities. I always walk buyers through these details before they fall in love with a property.

 

The neighborhood is walkable but car-dependent beyond it. Cherry Creek North itself is extremely walkable. But Denver broadly still requires a car for most errands and commutes. That said, the neighborhood sits near major thoroughfares, making access to the Tech Center, downtown, and DIA relatively straightforward.

 

What I Love About Living Here

 

I live in Cherry Creek North, so this isn’t a sales pitch — it’s a neighbor’s honest take. The neighborhood has a genuine community feel that’s hard to find in urban Denver. You recognize faces at the farmers market on Saturday mornings. Restaurant owners know regulars by name. There’s a pride of place here that I haven’t found anywhere else in the city.
